The result is Brayford House: a short-stay property designed for the modern traveller, delivering stronger returns and a better guest experience.




At acquisition, Carholme Road was functioning but under-realised. Occupancy was steady, but interiors were dated and the overall offer lacked distinction. We set out to reimagine the property as part of a wider brand: accommodation that balances design with dependability, and experience with efficiency.
Our ambition was twofold: to modernise the building for guests and to improve its financial performance. Internally, rooms and shared spaces were redesigned with attention to flow, usability, and detail. Operationally, we rebuilt the service journey with clearer branding, streamlined communications, and digital tools for bookings and check-ins. The aim was to create a property that delivered both a better stay and a stronger bottom line — proof that thoughtful redevelopment can pay off.




The repositioning of Carholme Road has delivered on both fronts. Guests experience an environment that feels contemporary, consistent, and easy to navigate. Feedback highlights clarity of service and the quality of the stay.
Financially, the uplift is clear. Revenue is projected at £140,000 annually, with EBITDA of £70,000 — strong performance on a total investment of £370,000. Based on a 9% yield, the Gross Development Value is calculated at £777,778, creating an uplift of over £400,000.
